Property Manager (Fort Washington, MD)

Responsabilities

Job Summary

The Property Manager will manage, oversee and direct all employees and aspects of the property.

We are looking for a professional Property Manager to manage the daily operations of our property, advertise vacant units, and handle tenant relations. The Property Manager's responsibilities include managing financial matters, coordinating maintenance work, enforcing leases, and preparing performance reports.

To be successful as a Property Manager you should be able to ensure efficient daily operations and meet financial objectives. Ultimately, an outstanding Property Manager should be able to increase property value and satisfy tenant requirements.

Leasing

Oversee, develop, and evaluate Leasing staff
Update availability reports
Advertise vacancies, and conduct tours when needed
Follow up on prospects that did not close and, if unable to help prospect,
refer them to sister communities to meet prospect’s needs
Have prospect complete application and secure deposit in accordance with
the company procedures and Fair Housing requirements
Process applications (i.e., credit check, rental history, etc.) and approve or
deny
Follow up with applicant regarding status
Negotiate and prepare lease agreements for new and existing tenants and
maintain related databases
Ensure apartment is ready for resident to move in on agreed date
Secure new residents’ signature(s) on appropriate paperwork prior to move-
in and orient new residents to community
Consult on leasing strategies, market rates, attainment of occupancy goals,
and maximization of rental income

Maintenance

Oversee, develop, and evaluate Maintenance staff
Inspect property conditions, check for safety compliance
Coordinate maintenance schedule with Maintenance Supervisor
Coordinate apartment walk-throughs, inspect vacant units
Inspect units after move-outs, determine what portion of the security deposit
will be returned to the tenant, and ensure maintenance repairs damage and cleans for occupancy
Produce a preventative maintenance plan and oversee the implementation of the plan
Create maintenance procedures and protocols
Advise on renovations that would improve the value of the property and attract tenants
Oversee property maintenance and repairs, obtain bids from vendors, evaluate vendor work, contract with landscaping and snow removal services, manage budgets and scheduling
Secure property by installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies

Tenant Relations and Retention:

Manage tenant move-in and move-out processes, handle paperwork, and explain policies
Monitor renewals and follow up on renewal notices
Address and resolve residents' questions, concerns, and complaints in a timely manner
Assist in planning resident functions, attend functions, and participate as host of events

Property Management

Responsible for the occupancy rate and delinquency rate of the community
Assist and advise in preparation of annual budgets and oversee adherence to the budget throughout the year
Collect rent payments and issue reminders
Inquire about late payments, terminate leases, and initiate eviction proceedings if needed
Maintain organized and updated resident files and records
Make payments to vendors, process resident rental payments, and obtain primary financial data for use in maintaining property accounting records
Effectively compute, classify, and record numerical data to keep financial records complete
Perform routine general office duties (ordering office supplies, filing, typing, etc.)
Assist in maintaining the cleanliness of public areas, offices, and grounds Represent the company in a professional manner at all times
Participate in training in order to comply with new or existing laws

Education/Certification

High school diploma or equivalent (Bachelor’s degree in real estate, business administration or a related field a plus)
Real Estate License a plus
Fair Housing and OSHA certifications
Valid driver’s license and own reliable transport

Skills and Experience

At least 5 years' property management experience of multifamily properties over 200 units
Experience with PropertyWare or similar property management systems preferred.
Accounts Payable/Receivable experience with knowledge of other financial reporting
Good knowledge of property management with a general understanding of construction, electrical, heating and other building systems for maintenance supervision
Efficient organizational and multi-tasking abilities with the ability to meet deadlines
Strong interpersonal, communication, and negotiation skills, ability to interact professionally with tenants, vendors and maintenance teams
Thorough knowledge of real estate industry and relevant local, state, and federal regulations including Department of Building requirements
Operate telephone, personal computer/keyboard, Microsoft Office including Word
Ability to work a flexible schedule, including evenings and weekend

Push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance
Majority of work involves computer usage and sitting for long periods of time
Specific vision abilities required by this job include close vision, distance vision, and ability to adjust focus
Hearing and speaking to exchange information and make presentations The employee is frequently exposed to outside weather conditions
The noise level in the work environment is usually moderate
This role routinely uses standard office equipment such as computers,
phones, photocopiers, filing cabinets and fax machines.
